Following the condo rules is a lot easier… when residents know what they are! One of the more recent communication breakdown stories in Condo Nation took place over the removal of a raised flower bed at a condo that was deemed to be against the rules. Despite attempts to appeal, the condo owner was eventually ruled against, to the tune of $109,000. Ouch.
Situations like this aren’t good for anyone but the lawyers, and I suspect they might even agree that their time (and their client’s money!) could be better spent. The applicant lost, so technically the Corporation will recoup their costs, but will the number of hours spent by the Board of Directors sending emails, discussing in person and generally stressing about it ever be replaced? Nope. That time is gone for good.
Keeping residents informed of the rules is a good way to avoid the headaches and bad feelings that disputes can often cause. Owners often don’t know the rules and helping them to become a little more knowledgeable benefits the entire building. A good communication strategy can help you figure out the best way to do it. Hint: digital displays work great for this because they focus on the “healthy” not the “selfie” info – more on this in next week’s post. Good communication costs a little but it saves a lot – of both money and time. Time that can be spent planting flowers – in board-approved pots 😉
