My last article titled – To Airbnb Or To Not Airbnb – focused on whether short-term rentals websites like Airbnb, VRBO and Craiglist, are really an issue in condos. Well, since then I have seen a number of mostly negative articles in the media, and have heard directly from numerous boards and PMs, and this issue is very real and quickly growing. Without regulation, short-term rentals can quickly escalate into long-term problems including safety, security and liability issues that could cost millions of dollars.
My advice for condo boards was to clearly communicate the rules and regulations… and DigiNotice has developed a simple solution to educate owners about their rights and the rules, and inform renters that they are breaking the rules, if and when that happens.
Since renters are likely to visit the concierge desk and/or pass through the lobby, we have set our campaign sights on that location. Here are five ways how one digital notice board strategically placed at your concierge desk can help prevent short-term rentals:
1. It Broadcasts the Rules
Your condominium corporation likely already has a set of rules that define what can or cannot be done when it comes to short-term rentals on the property. Broadcasting these rules with a 24/7 visual campaign is an effective way to increase awareness of this very important issue.
2. It Gets Attention
A brightly lit, 19″ digital display with rotating, creative notices catches the attention of every person that sees it. Let’s face it, more and more folks are doing less and less reading these days, so it’s crucial to search for ways to capture their attention. A digital display fits the bill.
3. It’s Where the Action Is
Short-term rental clients start their visit by passing through the lobby, and they are an important target audience for your rules. An Airbnb client who suddenly realizes that he/she could be denied access to the building is likely to think twice before booking a condo in the future. I’ve actually seen one of our screens scare away a short-term renter within minutes of plugging in the display.
4. It Reinforces your “Enforcer”
The first line of defense is your concierge and security personnel. They are approached foreverything including keys, directions and sightseeing recommendations by unwitting renters.Rather than constantly addressing the rules, personnel can simply point to the notice board.
5. It’s Plug’n’Play Prevention
For an easy, affordable solution, you don’t need to worry about Internet hook-ups and software licenses. Our plug ‘n’play solution comes with all the hardware, pre-loaded with a creative campaign clearly promoting your condominium’s short-term rental policies.
